A little information on the selling process

Vendor

When invited by you, we will visit your home:

  • Our experienced valuer will assess the value of your property;
  • We will discuss and agree an asking price;
  • We will agree our fee;
  • With your permission, we will take a full description and measurements of your property;
  • We will take professional digital pictures and (if appropriate) conduct a 360° virtual tour.

 

Instruction to sell

  • Sales particulars are prepared to include digital pictures and a virtual tour (where applicable);
  • We will submit all details to yourself to check accuracy and to insure that you are delighted!
  • Your property will then be advertised on the world wide web with all of the top property portals including Vebra, Rightmove, Aserta, Fish4 and Propertyfinder as well as local papers in your area;
  • Details of your property will be displayed at our branches and will be emailed to all interested buyers.

 

Viewings

  • Appointments will be arranged and confirmed with you
  • All viewings will be accompanied by a member of staff if required
  • You will be kept informed at all times

BerrimanProperties have found a purchaser for your home, but before you pop the cork on the bubbly there's some more to be done:

Purchaser

  • The purchaser will need to instruct a Solicitor / conveyancer – we can put you in contact with one (not the same one as the Vendor of course !);

 

Vendor

  • You will need to instruct a Solicitor / conveyancer – we can recommend one for you;
  • Your chosen Solicitor will send contracts to the purchaser's Solicitor;
  • Your Solicitor will require send to you and require filling in and returning, fixture and fittings and property information forms.

The mortgage process

Purchaser

  • Application to the lender will need to be filled in;
  • The lender will require a valuation fee;
  • Wait for the lender to complete status checks and possibly apply for references;
  • An offer is made by the lender – at this stage check in with your Solicitor.

 

Purchaser's Solicitor

  • On receipt of paperwork apply for all searches;
  • Approve contract & raise enquiries if leasehold write to management agents.

Vendor's Solicitor

  • Once title deeds & all supporting documents received send to Purchaser's solicitor;
  • Reply to enquiries;
  • Approve contract.

 

Purchaser

  • Sign mortgage offer;
  • Sign and return contract;
  • Arrange for deposit to be sent to solicitor;
  • Confirm exchange completion dates;
  • Instruct solicitor to exchange.

 

Vendor

  • Sign & return contract;
  • Confirm exchange & completion dates;
  • Instruct solicitor to exchange.

  • We will contact solicitors on a regular basis to obtain updates
  • Arrange & chase surveys
  • Give regular updates to Purchaser & Vendor
  • Discuss exchange & completion dates.
  • On completion day help with the key swapping process and congratulate everyone warmly!
